Our team’s assignment involved developing a long-range strategy for this underutilized provincial landholding while providing a multitude of possibilities for this asset. Meeting the immediate and future programming and operational needs of the province while meeting the expectations of multiple stakeholders was key to the project’s success. Urban design guidelines organized and unified the campus, provided a comprehensive overall design direction, and established the implementation strategy for the public realm.
The visioning process for VHCP entailed establishing the organizational structure, form, tenure, and land use for a 40-hectare campus specifically designated to house a new regional hospital, medical research laboratories, pharmaceutical, and educational facilities. Although the construction of a new regional hospital was certain, we were tasked with developing a flexible, adaptable master plan that would accommodate a diverse range of potential end users while unifying the precinct through contiguous open space linkages and public realm strategies.
An integrated long-term strategy for a 40-hectare employment campus to include principles of economic viability and ecological sustainability for the future of the workplace. Combining long-term ecological and social functions of the site with an overriding mandate to develop a fiscally viable phasing strategy led to a development strategy that integrated flexibility in phasing and staging options.
For this project, POPOVICH was invited to re-introduce the Mississauga Executive Centre as a holistic, sustainably realized campus in Mississauga’s downtown core. The transformation required that the campus fit within the long-range goals established by the city’s vision of Downtown 21 — with a goal of achieving an equitable neighbourhood mindset — we addressed energy use, water system management, and the relationship with the Cooksville Creek, which flows through the centre of the property.
We successfully delivered a strategic process involving precedent and process analysis, schematic and detailed stages for the Campus Master Plan, Site Sustainability Programming through visualization and rendering, as well as accurate budget forecasting and implementation strategies.
This 12.5-hectare rural setting made for an ideal location to develop a new community incorporating a variety of housing, amenities, and care options designed specifically to accommodate the needs of an “aging in place” population. From Life Lease apartments to independent living garden villas to long-term care facilities with a full complement of support services and health and wellness amenities. Retail establishments were integrated as essential elements for the livability and vibrancy of this new community.
