Initiated as a visioning exercise to investigate the redevelopment potential of this 24-hectare large-format retail property, a mixed-use development vision explored new opportunities to create a vibrant streetscape and public realm.
As the lead consultant in developing a comprehensive and viable mixed-use community for this retail site, we incorporated precedent-setting community design principles, creating the framework for the site’s strategic, phased redevelopment. Addressing the core values of the overarching vision for a truly integrated mixed-use development, the result is a pedestrian-scale development focused on active retail, office, and residential interaction.
Tasked with defining an overall strategy for the urbanization of this 1,000,000 square-foot suburban office campus, we took on the challenge to unite four suburban office sites through signage, wayfinding, brand identity and urban design. An unexpected benefit of the exercise was revealing unrealized development potential through the intensification of each of the assets.
Before establishing a fiscally viable and responsible business model for a long-term build out strategy, it was critical to anticipate and define the future workplace needs of their workforces. Creating an environment where a diverse range of amenities are abundant, accessible, and appropriate was paramount. Our integrated long-term strategy was established based on offering flexibility to future market trends and emerging technologies.
As part of a rebranding initiative for a premier Class A Office campus in northeast Toronto, our objective was to provide increased outdoor amenity spaces for the tenants’ enjoyment while enhancing the uniqueness of the site and the experience of approaching the building. Our vision included creating courtyards and flexible amenity spaces which would provide a range of uses from personal reflection to gatherings.
